Asking for the wrong one for your specific situation either wastes a morning or sends you home with a document that doesn’t answer your real question. Inspections come first when you don’t know what the problem is. Estimates come second once the scope of work has been decided.

Most homeowners need an inspection before they need an estimate, and that’s true whether the trigger is a leak, a recent storm, a home purchase, or just a roof that’s getting up there in years.

Why Asking for the Right One Matters

Ask for an estimate when you actually need an inspection, and the roofer who shows up will quote a price based only on what they can see from a quick walk. Work begins, they uncover additional damage that wasn’t included in the original quote, and now you’ve got a change order and a higher invoice.

The most expensive version of this mistake is calling for an estimate after a storm and trying to file an insurance claim with the estimate alone. Adjusters want documentation of damage tied to a specific covered event. An estimate is a price, not documentation. The inspection report with photos is what supports the claim.

What an Inspection Includes

A project manager comes out, walks every accessible slope, climbs into the attic with a flashlight, and documents everything with photos. We check shingle condition, flashing at every penetration, valley flashing, ridge caps, gutters, attic ventilation, the underside of the deck, and any interior ceiling areas where stains might point at active leaks.

Inspections work best when you don’t yet know what’s wrong. A new leak you can’t trace. A storm just hit and you suspect damage. A home you’re buying. A roof in the 12 to 20 year range that needs a status check.

What an Estimate Includes

A project manager comes out, measures the work area, confirms the scope, and writes a line-itemed price quote. The quote details materials brand and product line, underlayment type, ice and water shield, drip edge, valleys, flashings, ventilation, deck repair contingency, labor, disposal, warranty terms, and timeline.

Estimates work best when the scope is already defined. You had an inspection and want pricing on the recommended work. An adjuster wrote a scope and you need contractor bids. The damage is visible and limited.

How We Sort This Out at the Start

When someone reaches us asking for an estimate, the first question we ask is: what prompted the request?

If the answer is “I had a leak last week,” we schedule an inspection because we need to find the source before we can price a fix. If the answer is “My adjuster approved the claim and I need three bids,” we schedule an estimate because the scope is set. If the answer is “I just want someone to look at it,” we schedule an inspection.

Most calls take under three minutes to sort out.

The Advice We Give Pretty Much Every Time

If you can’t describe the specific work that needs doing, get an inspection. If you can describe the specific work, get an estimate.

If a storm just hit and insurance is involved, get an inspection first regardless. If you’re getting bids from multiple contractors, make sure all of them are pricing the same scope of work or the prices won’t be comparable.

Questions Homeowners Ask Most

Is the inspection really free? Yes. Some specialty forensic inspections for legal disputes run $200 to $500 elsewhere, but for routine assessments and storm damage, free is standard.

How long is an estimate valid? Thirty days is typical.

Can you give me a number over the phone? Ballparks based on size and material, yes. Real numbers require a site visit.

What if the work uncovers more damage than expected? The contract should include language for that scenario. Our standard practice is to pause work, photograph the new finding, call you to discuss, and adjust scope only after you approve.
